What’s the best season to sell your house?

Selling your house can be a long and confusing process. From finding the perfect time to sell to understanding the process that follows after you accept an offer, there are a lot of factors you need to understand and take into account. With that being said, there are benefits to different seasons. As experienced Cardiff estate agents, we explore the typical peaks in the market and the advantages of putting your house on the market in the different seasons.

Spring is often seen as the best time to move house, as there are traditionally more buyers at this time of year. During the months of February, March and April, we tend to see an increase in valuation requests. This is generally the busiest period in terms of new properties coming onto the market.


We then see the majority of these new instructions completing in May, June & July and before the children break up for the 6 weeks holidays in the summer. As a rule, we find that the 6 week summer holidays is a slightly quieter period in terms of valuations and completions. Although some vendors/buyers do try and complete in this period especially if they are teachers.


Again, we tend to see a spike in September and October. This is because there’s normally a surge in vendors and buyers who are very focused on moving home before Christmas.


Winter is often a point of reflection where homeowners ask themselves whether they should move or improve. Generally speaking, they reflect on these options before taking action in early spring. With that being said, there are benefits to selling over the Christmas period, as the buyers looking for property at this point are often very serious about buying.
